Finding a tenant is only the beginning.

A successful tenancy depends on effective marketing, appropriate checks, clear documentation, responsive communication and proactive management. Any one of those done badly costs more than it saves.
We support landlords across the whole rental journey: appraisal, marketing, viewings, referencing, the tenancy agreement, move-in, ongoing management, and then renewal or check-out.
Property appraisal
We assess your property and give you a rental market appraisal based on location, property type, size and layout, condition, specification, furnishings, parking and outdoor space, comparable rental properties and current market conditions.
The objective is a rental strategy that attracts suitable tenants while supporting what you are trying to achieve as a landlord.
Marketing
Presentation matters. We prepare your property for market with professional descriptions, photography, floor plans where available, portal listings, website exposure, digital marketing, social media where appropriate, and targeted communication to registered applicants.
We present each property accurately as well as attractively. Overselling a property wastes everybody's time at the viewing.
Enquiries and viewings
We handle enquiries from prospective tenants and give them clear information on availability, rent, deposit requirements, features, location, tenancy arrangements and viewing times.
We coordinate viewings, answer questions about the property and explain the next steps for applicants. For managed properties we arrange access with existing tenants as required.
Tenant referencing
Depending on the property and agreed service, referencing may cover identity, Right to Rent, employment and income, previous or current landlord information, affordability, and credit information where appropriate.
No referencing process eliminates tenancy risk. It reduces it, and it evidences that a reasonable and consistent process was followed.
Fair and responsible lettings
We are committed to professional, fair and non-discriminatory lettings. Applicants are assessed against relevant and consistent criteria.
We do not support discrimination on protected characteristics or any other unlawful ground. Our approach balances the legitimate interests of landlords with fair treatment of prospective and existing tenants.
Tenancy set-up
Once an applicant is approved we coordinate the administrative process: tenancy documentation, pre-tenancy checks, deposit arrangements, prescribed information where applicable, tenant information, move-in arrangements, key handover and initial property information.
The exact process depends on the property, the tenancy type and the applicable requirements, which differ between England and Wales.
Tenant onboarding
A good tenancy starts with clear expectations. At the beginning of a tenancy, tenants are given information on rent payments, property care, repairs and maintenance, emergency procedures, utilities, access arrangements, how to report issues, their obligations and how to contact the management team.
Clear communication at the start prevents most of the avoidable problems later.
Ongoing tenant management
For fully managed properties we act as the primary contact for routine tenancy matters.

Maintenance reporting
Receiving repair reports and coordinating the appropriate action.
Rent administration
Monitoring payments and maintaining records.

Arranging periodic inspections where included in the agreed service.

Discussing renewal options with landlord and tenant where appropriate.
Tenancy renewals
As a tenancy approaches an important contractual date, we contact both landlord and tenant about the options: continuing the existing tenancy, agreeing new terms, reviewing the rent, addressing outstanding maintenance, updating documentation, or preparing for the end of the tenancy.
Any renewal or change is handled in line with the applicable legal requirements, which since the Renters' Rights Act are materially different from what many landlords will remember.

End of tenancy
Notice or agreed end date, move-out arrangements, check-out, condition assessment, maintenance review, the deposit process, then preparing the property and re-letting.
Where deductions from a deposit are proposed, appropriate evidence and the applicable deposit protection process must be followed.
For tenants
We aim to make renting clear and straightforward. From first enquiry to moving in, we can explain availability, rental requirements, viewing arrangements, application procedures, referencing, tenancy documentation, move-in and how to report maintenance once you are in.
