A successful tenancy starts with finding a suitable tenant, and that is worth doing properly rather than quickly.

Rental appraisal
Setting the right rent matters. Priced too high, a property sits empty and the asking rent gets reduced anyway. Priced too keenly, you give away return you did not need to.
Our appraisal considers property type, location, size, condition, specification, furnishing, parking, outdoor space, comparable rental properties, current market conditions and local demand.
Rental values move, so we can review the position as part of ongoing management.
Rent collection and arrears
Where rent becomes overdue we monitor the account, communicate with the tenant, notify you, keep proper records and follow the agreed escalation process.
Where formal possession proceedings or legal action become necessary, you should obtain independent legal advice. We provide property management, not legal advice.
Maintenance and repairs
When a tenant reports a repair we assess it, establish whether it is urgent, arrange an appropriate contractor where authorised, communicate with the tenant, monitor progress, obtain quotations where appropriate and keep you updated.
For larger or higher-value works we seek your approval first, subject to the management terms and any emergency provisions.

Compliance support
Private landlords carry a range of legal and regulatory responsibilities. Depending on the property and service, we can help administer and monitor gas safety, electrical safety, smoke and carbon monoxide alarms, energy performance documentation, Right to Rent, deposit requirements, property licensing, prescribed information and tenancy documentation.
The exact requirements depend on the property, its location, the tenancy and the circumstances. We identify relevant requirements within the scope of the agreed service, but landlords remain ultimately responsible for their own legal obligations unless we have expressly agreed otherwise in writing.
More on inspections and compliance
When a tenancy ends
We can handle the end-of-tenancy process: communicating requirements, arranging check-out, reviewing condition against the inventory, coordinating outstanding repairs, reviewing balances, handling keys, preparing deposit information and getting the property ready to re-let.
Any proposed deposit deduction must be supported by evidence and dealt with through the applicable deposit protection scheme.
For portfolio landlords
With multiple properties, consistency starts to matter more than anything else. We can provide centralised communication, portfolio reporting, tenancy monitoring, maintenance coordination, compliance tracking, rent monitoring, inspections and portfolio-level reviews.

Yes. The service works for a single property as well as a larger portfolio.
Can I use your tenant-finding service without full management?
Yes, letting only is available.
Do you arrange repairs?
For managed properties, we coordinate maintenance and repairs within the agreed management authority.
Can I stay involved in managing my property?
Yes. The level of involvement is agreed as part of the service.
Do you provide legal advice?
No. We provide property management and administrative support. Where legal advice is needed, we will tell you and recommend you take it independently.
