Management fees

You should know exactly what you are paying before you appoint anyone.

Our fees reflect the level of service needed to manage your property properly, from tenant communication and rent collection through to maintenance coordination, inspections and reporting.

Everything we charge is set out below. You will also receive a written proposal and management agreement confirming the fees that apply to your property before management begins.

Our fee schedule

Every fee below is charged to the landlord and applies per property, not per tenant. Each figure is the total payable. No VAT is added.

The percentage fees are charged on the rent, so the amount payable follows the rent for your property.

The three packages

Letting only

5% of the total tenancy rent.

Rental appraisal, marketing, tenant enquiries, viewings, applicant management, referencing, Right to Rent, tenancy administration and move-in coordination.

For landlords who want help finding and onboarding a tenant while managing the tenancy themselves.

Rent collection

7% of rent collected.

Rent collection, payment monitoring, landlord statements, arrears monitoring, tenant payment communication, reconciliation and reporting.

For landlords who deal with maintenance and tenants directly but want the financial administration handled properly.

Fully managed

10% of rent collected.

Marketing, tenant sourcing, referencing, tenancy administration, rent collection, tenant communication, maintenance coordination, inspections, compliance coordination, contractor management, arrears monitoring, renewals and landlord reporting.

What the management fee covers

Where included in your package: landlord and tenant communication, rent administration, maintenance coordination, inspection administration, contractor coordination, property records, compliance monitoring, tenancy administration, reporting and general management support.

Maintenance coordination is included. Our time arranging a repair is not charged separately.

What sits outside it

The contractor's own invoice is separate from our fee. So are:

  • Specialist inspections
  • Emergency contractor attendance and locksmiths
  • Specialist maintenance and major works
  • Licensing fees and safety certificates
  • Third-party contractor charges
  • Legal services, court or enforcement costs
  • Building management or service charges

Where your approval is required we will seek it under the agreed management authority, except where urgent action is reasonably required to protect people or property.

What determines which package suits you

Property type

Apartment, house, multi-unit or other residential accommodation.

Rental value

Because the management fee is a percentage, the amount you pay follows the rent.

Management complexity

How much tenant, maintenance and property support the property actually needs.

Number of properties

Portfolio landlords usually need a different reporting and management structure, and we can discuss a tailored arrangement.

Building facilities

Lifts, communal areas and access systems add coordination.

Management authority

Your agreement sets the level of authority you give us, including agreed limits for routine maintenance, emergency repairs, contractor appointments, compliance works and other expenditure. Above those limits we come back to you before anything is spent.

No hidden surprises

Before you appoint us, your proposal sets out the services we will manage, the fees above as they apply to your property, which costs fall outside them, what expenditure we can authorise on your behalf, how and when you will receive property information, and the notice and termination provisions.

Common questions

Is there VAT to add on top?

No. Every figure above is the total payable, with no VAT added. When you compare us against an agent quoting a percentage plus VAT, compare our figure against their figure once their VAT is included.

Are contractor costs included?

No. Coordinating a repair is included in the management fee, but the contractor's own charge is separate and is passed on at cost.

Are inspections included?

Inspections are charged at £75 each. The frequency is agreed with you rather than fixed, so you control how many are carried out.

Is rent collection part of full management?

Yes. Fully managed is charged at 10% of rent collected, and collection is part of that service rather than an extra.

Are renewal fees charged?

Yes. Renewal administration is £150 when a tenancy is renewed or new terms are agreed.

Can I change package later?

Subject to your agreement, the service can be reviewed if your circumstances change.

Important information

Fees and services are subject to the individual management agreement between Sable and Stone Real Estate Ltd and the landlord. The fees above are our standard schedule; anything agreed differently for your property will be confirmed in writing in your proposal and agreement before the service begins.
