Website terms of use
These terms govern use of this website. They do not create an agency, tenancy or professional services contract.
Welcome to the website of Sable and Stone Real Estate Ltd ("Sable and Stone", "we", "us" or "our").
These Website Terms of Use ("Terms") govern your access to and use of our website, our enquiries forms, the valuation journey, our property search tools and related online content (together, the "Website").
By using the Website you agree to these Terms. If you do not agree, please do not use the Website.
Effective date 25 August 2026. Last updated 25 August 2026.

These Terms govern use of the Website only. They do not create an estate agency, landlord, tenant, sale, lettings, property management, valuation, partner or other professional services contract. Any such relationship is governed only by the relevant signed terms of business, instruction, tenancy or occupation agreement or other agreed document.
2. Property information, marketing and availability
We take reasonable care in preparing the information shown on the Website, including property descriptions, photographs, floorplans, measurements, prices, rental figures, locations, features, availability and marketing material.
Property information can change, be withdrawn, or be subject to contract, offer, referencing, legal process or client instruction, and is often based on information supplied by clients or other third parties. It is not a definitive statement of fact.
Measurements, dimensions and floorplans are for guidance only. Photographs may be professionally styled, digitally enhanced or taken using a wide-angle lens. You should inspect a property and satisfy yourself on every matter important to you, including condition, dimensions, tenure, title, planning, services, restrictions, costs, suitability and availability, and obtain independent legal, financial, tax, surveying or planning advice where appropriate.
An advertised property is not an offer to sell or let. An enquiry, viewing, application, expression of interest or offer does not create a legally binding agreement. A property is sold or let only through the applicable legal and contractual process.
3. Valuations, estimates and market information
Any market appraisal, rental assessment, digital estimate, indicative price or market information provided through the Website, including the instant valuation tool and the calculators on this site, is for guidance only unless we expressly confirm otherwise in writing.
It is not a formal valuation, survey, mortgage valuation, structural report, legal advice, tax advice, planning advice, investment recommendation, or a guarantee of future sale price, rent, value or availability.
Property markets and rental levels change. Past prices, comparable data and previous performance are not a guarantee of a future outcome.
4. The website assistant
The assistant on this website is automated. It answers using content published on this site and nothing else.
It is provided for general information and convenience only. It is not advice, it is not a valuation, it does not create any agreement or obligation, and nothing it says binds us. It may be unavailable, incomplete or mistaken. Where anything matters, rely on the relevant page, on your own professional advisers, or on a member of our team rather than on the assistant.
Do not submit payment details, passwords, identity documents or sensitive personal information through it.
5. Enquiries and information you submit
You may use the Website to make a genuine property or service enquiry, request information, or arrange a viewing. Submitting an enquiry does not create an agency relationship, a contract, a commitment to transact, or an obligation on us to provide a service.
You are responsible for making sure the information you submit is accurate, current and not misleading. You must not submit another person's information unless you are authorised to do so and have given them any necessary privacy information.
We may need further information, identification, authority or verification before responding to an enquiry, arranging a viewing, accepting an application or progressing a service. We may decline, pause or end an online interaction where that is necessary for security, fraud prevention, legal compliance, the protection of a property or client, or a material breach of these Terms.
6. Acceptable use
You may use the Website for lawful personal, household or bona fide business purposes connected with a genuine property enquiry or transaction. You must not:
- use the Website for an unlawful, fraudulent, abusive, discriminatory, misleading or improper purpose
- attempt to gain unauthorised access to the Website, our systems, accounts, data or networks
- interfere with the security, availability or operation of the Website, or with other users' access
- introduce malware, viruses or any other harmful code
- use automated means to scrape, harvest, copy, index, monitor or extract Website content or data without our prior written permission
- use property information for a purpose unrelated to a legitimate property enquiry or transaction
- impersonate another person, misrepresent your authority, or provide false or misleading information
- reproduce, publish, distribute, modify or commercially exploit Website content except as these Terms or the law permit
We may restrict, suspend or end access to the Website where we reasonably believe these Terms have been breached, or where action is needed to protect our systems, people, clients, properties, data or legal position.
7. Intellectual property
Unless stated otherwise, the Website and its contents, including our name, logo, branding, text, design, photographs, graphics, layout, floorplans, property particulars and other original material, are owned by or licensed to Sable and Stone.
You may view and use Website content for personal, non-commercial purposes and for a genuine property enquiry. You must not reproduce, distribute, publish, adapt, transmit, create derivative works from or commercially use any content without our prior written permission, except where the law permits.
8. Third-party content and links
The Website may carry information from property owners, landlords, sellers, developers, property portals, service providers, public sources and other third parties. We do not control every third-party source and cannot guarantee that third-party information is complete or current.
The Website may link to independent third-party websites or services. Links are provided for convenience. We do not control or endorse those services and are not responsible for their content, availability, security or privacy practices. Your use of a third-party service is subject to that service's own terms and privacy information.
9. Privacy and cookies
Our privacy policy explains how we collect, use, share, store and protect personal data, and sets out your rights.
Our cookie policy explains our position on cookies and similar technologies. This website currently sets no cookies and uses no analytics, advertising or social media tracking, so there is nothing for you to consent to or withdraw. If that changes, we will introduce a consent banner and preference centre before any non-essential technology is set, and we will update the cookie policy first.
10. Website availability and security
We aim to keep the Website secure, reliable and accessible. We do not guarantee that it will always be available, uninterrupted, current, complete, secure or free from technical defects, and we may update, remove, restrict or suspend all or part of it for maintenance, security, operational, legal or business reasons.
You are responsible for using appropriate devices, security software and internet safeguards.
If you receive a message that appears to change payment or bank account instructions, verify it independently using the contact details published on this website before acting on it. We will never ask you to send money to a new bank account solely on the strength of an email or text message. See property fraud.
11. Liability
Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or any other liability the law does not permit us to exclude.
Subject to that, the Website and its content are provided for general information. We are not responsible for loss arising from reliance on Website information where that reliance is not reasonable, from a property being withdrawn or changed, from a third-party source or service, from technical interruption, from unauthorised use beyond our reasonable control, or from a matter that should reasonably have been verified independently before a property or financial decision.
Nothing in these Terms affects mandatory consumer rights that apply to you.
12. Changes to these Terms
We may update these Terms to reflect changes in the Website, our services, legal requirements or business practices. The current version is published on this page with an updated effective date. Continued use of the Website after a change takes effect means you accept the updated Terms.
13. Governing law and jurisdiction
These Terms, and any non-contractual obligations arising from or connected with them, are governed by the law of England and Wales. The courts of England and Wales have jurisdiction over disputes connected with these Terms or the Website, except where mandatory law gives you a different right.
14. Contact
