1. What this policy covers

This Cookie Policy explains how Sable and Stone Real Estate Ltd ("Sable and Stone", "we", "us" or "our") uses cookies and similar technologies on our website, enquiries portal, valuation journey and related online services (together, the "Website").

Cookies are small text files stored on a device when a person visits a website. Similar technologies may include pixels, tags, local storage, device identifiers and scripts that store information on, or access information from, a device. These technologies may help a website to operate securely and reliably; maintain sessions and process forms; remember preferences; understand how the Website is used; diagnose technical issues; and measure or improve marketing activity.

Under the UK Privacy and Electronic Communications Regulations ("PECR"), we must provide clear information about cookies and similar technologies and obtain consent before using non-essential technologies.

2. What we currently use

We do not currently use any cookies or similar technologies on this Website.

A scan of the live production website was carried out on 25 August 2026, covering the home page, the instant valuation journey and the enquiry form. It confirmed:

• no cookies of any kind, first-party or third-party;
• no local storage or session storage entries;
• no service worker;
• no requests to any third-party host; and
• no analytics, advertising, social-media, affiliate or tag-management technologies.

3. Categories, and how we would treat them

If we introduce cookies or similar technologies in future, we will group them into the following categories.

Strictly necessary does not mean simply useful or commercially convenient to us. A technology is treated as strictly necessary only where it is genuinely essential to provide a service you have requested or to transmit a communication.

Strictly necessary

Security, fraud prevention, load balancing, session continuity, form submission, cookie-preference storage and other functions strictly necessary to provide an online service you request. Always active. These technologies cannot be switched off through a preference centre, but they are explained in the table above.

Functional

Remembering optional choices and supporting optional website features. Off by default, used only with your consent unless genuinely strictly necessary for a service you request.

Analytics

Understanding website performance, technical errors, traffic sources and how users interact with pages and enquiry journeys. Off by default, used only with your consent.

Marketing

Measuring advertising and attribution, remarketing, social-media integration, affiliate activity and showing more relevant marketing. Off by default, used only with your consent.

4. Your choices

Should we introduce non-essential technologies, a consent banner will be displayed on your first visit offering Accept all, Reject all and Manage cookies, presented with equal prominence, none pre-selected, and working on mobile, tablet and desktop.

A persistent Cookie Settings link will appear in the website footer so that you can change or withdraw your choice at any time, with the same ease with which you provided it.

If you chose Reject all, only strictly necessary technologies would operate. If you selected individual categories, we would use only the categories you had chosen.

Withdrawing consent stops future non-essential technologies where technically possible. It does not automatically remove information that was processed before consent was withdrawn, although we will apply your updated choice going forward.

We will ask for fresh consent if our non-essential technologies, purposes or third-party data sharing materially change.

5. Third-party technologies

We currently use none. Should we introduce any, they may be set by third parties that provide services to us, including hosting, analytics, cookie-consent, property-portal, mapping, video, social-media, advertising or marketing services.

Where we use a third-party technology, the table in section 2 will identify the technology; the provider; the purpose; the applicable category; whether it is first-party or third-party; and the relevant duration.

Third parties may process personal data as our service providers or as independent controllers under their own privacy notices. Where third-party processing involves an international transfer of personal data, our Privacy Policy explains the safeguards that may apply.

6. The website assistant

The assistant on this site sets no cookie and writes nothing to local or session storage. Your conversation is held in the page only and is discarded when you close the tab. From your browser it talks to our own server and to no third-party host, so nothing about it changes the position described above.

7. Feature-level prompts

If the Website later adds an embedded video, interactive map, chat service, social-media feed, external valuation widget or another third-party feature that sets non-essential technologies, a prompt will be displayed before the feature loads, explaining who provides it and offering the choice to load it, manage your preferences, or keep it blocked.

8. Managing cookies through your browser

Most browsers allow you to remove or block cookies through their settings. Browser controls may be helpful, but they do not replace the choices available through a website's own cookie settings. If you block all cookies through your browser, some website features may not work as intended.

9. Changes to this policy

We may update this Cookie Policy when our Website, technologies, suppliers, legal requirements or practices change. The current version will be published on this page with its effective date and last updated date.

Any change that introduces a cookie or similar technology will be accompanied by a re-scan of the production website and an update to section 2 before the technology goes live.
