Compliance is an ongoing responsibility, not a one-off exercise.

We help landlords stay on top of inspections, safety documentation and the tenancy compliance requirements that apply to their property, combining regular oversight, clear records and proactive communication.
Property inspections
Regular inspections give useful information about the condition of a rental property and surface issues before they become serious.
Subject to the agreed service and the applicable requirements, an inspection may consider:
General condition
Walls and ceilings, flooring, doors and windows, fixtures and fittings, visible damage and general condition.
Maintenance
Leaks, plumbing, heating, ventilation, condensation, visible damp or mould, electrical concerns and other apparent issues.
External areas
Where applicable: gardens, balconies, communal areas, external walls, gates, fencing and visible drainage concerns.
An inspection is a management visit, not a survey. It records what is visible and reasonably apparent. It is not a substitute for a professional building survey or a specialist technical inspection.

We agree a schedule based on the property, tenancy and management arrangements.
02Tenant notification
Tenants are contacted and access arrangements are made with proper notice.
03Property inspection
The property is inspected for general condition and visible issues.
04Findings recorded
Observations and supporting photographs are recorded.
05Issues identified
Where action appears necessary, we recommend or arrange the next step.
06Landlord update
Material issues are communicated with recommended action.
07Follow-up
We monitor outstanding repairs or compliance actions.

The precise obligations depend on the property, its location, the tenancy and the circumstances. Requirements in Wales differ from those in England.
Gas safety
Where gas appliances or installations are present, we coordinate inspections, qualified engineers, documentation and renewal dates. Gas work and safety checks must be carried out by a Gas Safe registered engineer.
Electrical safety
We assist with inspection arrangements, certification, remedial works, renewal dates and records. Inspection and remedial work must be undertaken by appropriately qualified professionals.
Energy performance
An EPC may be required when a property is marketed for letting and during a tenancy, subject to exemptions. We help monitor EPC information and identify when an updated certificate is needed.
Alarms
We help coordinate checks and address reported issues with smoke alarms, carbon monoxide alarms, positioning, batteries and replacement. The precise requirements depend on the property and the applicable regulations.
Property licensing
Some rental properties require a licence depending on property type, occupancy, number of occupants and the local authority scheme in force.
Landlords remain responsible for ensuring their property holds any licence required by law unless expressly agreed otherwise. Letting an unlicensed property where a licence is required can lead to a rent repayment order.
Right to Rent
Where applicable, landlords and agents have Right to Rent obligations. We assist with the administrative process. Checks must be conducted consistently and without unlawful discrimination.
Deposit protection
Where a deposit is taken, the applicable protection requirements must be followed. We can assist with registration, prescribed information, records, administration and the end-of-tenancy process.
Inventories and check-in
A detailed inventory and check-in report is the single most useful piece of evidence in a deposit dispute. Where included, documentation may record rooms, fixtures and fittings, furniture, appliances, decorative condition, visible defects and meter readings, supported by photographs.
The check-in report should be reviewed by the relevant parties at the start of the tenancy.
Check-out inspections
At the end of a tenancy we coordinate a check-out to assess condition against the documented starting condition, identifying maintenance issues, damage, missing items, cleaning requirements or alterations.
Any proposed deposit deduction must be supported by appropriate evidence and handled through the applicable deposit protection process.
Compliance calendar
For managed properties we maintain a record of relevant dates and renewals across gas safety, electrical safety, EPC, licensing, alarms, key tenancy dates, deposit information, planned inspections and outstanding maintenance.
This is a management framework, not a complete statement of every legal obligation that might apply to a given property.
Records
Depending on the service, records may include inspection reports, photographs, certificates, licences, contractor details, repair records, tenancy documents, correspondence, compliance dates, remedial works and landlord approvals.
Organised records help demonstrate that relevant matters were considered and addressed, which is what counts if a dispute or an enforcement question ever arises.
