How we value
- Recent completed sales of comparable properties, not asking prices
- What is currently competing with you, and how long it has been on the market
- The condition, layout and presentation of your property
- Tenure, lease length where leasehold, and anything that affects saleability
- Local demand, and who the realistic buyer for this property actually is
- Whether modest works or better presentation would repay their cost

Where a Red Book valuation is required, for example for probate, matrimonial proceedings, taxation or lending, we will tell you and can refer you to a suitably qualified RICS Registered Valuer.
