A properly registered requirement beats refreshing a portal.

The properties that suit you best are not always the ones a search filter surfaces. Registering means a person who knows the local market is watching for you, and can call you about something the day it comes in rather than the week it appears online.

A proportion of what we sell never reaches a portal at all.

What we will ask

• The areas you are considering, and how flexible you are
• Bedrooms, and what is genuinely non-negotiable
• Your budget, and whether that is a ceiling or a comfortable figure
• Your position: cash, mortgage arranged, under offer, or still to sell
• Your timescale
• Freehold or leasehold preferences, parking, garden, outside space
• Anything else that would make a property right or wrong for you

Why your position matters

We will ask what stage you are at, and it is not idle curiosity. When a seller has two similar offers, the one from a buyer who can actually proceed wins. If you have a decision in principle and a solicitor instructed, say so, because it is worth money to you.

If you are not there yet, the borrowing estimate is a sensible first step.
