Most moves are two transactions pretending to be one.
Moving home is rarely a single transaction. Most people are selling and buying at once, and the two have to arrive at the same point at the same time. That is where moves go wrong, and it is the part where good agency earns its keep.
Start with what you can do
Before you commit to anything, it helps to know two things: what your own property is realistically worth, and what you could borrow against it.
- Request a valuation on the property you are selling
- Work out what you could borrow towards the next one
- Check the stamp duty on the purchase, since it is often the cost people forget to budget for
Sell first, or find first
There is no universal answer, but there is a pattern.
Selling first
A seller with an accepted offer is a far stronger buyer. You can negotiate properly, you are not asking anyone to wait, and you are unlikely to lose a property to someone in a better position. The risk is being left without somewhere to go, which is usually managed with a longer completion or a short rental.
Finding first
This works when the market is slow and stock is thin, or when the property you want is genuinely rare. The risk is that you fall in love with something you are not yet in a position to buy, and end up under pressure to accept a low offer on your own home.

Chains
Most moves involve a chain, and a chain moves at the pace of its slowest link. Our job is to know where every link stands, to spot a stalling one early, and to keep the parties talking. That is unglamorous work done mostly by telephone, and it is the difference between a move that completes and one that collapses.
