Location
Transport connectivity, employment, local amenities, schools, regeneration, population trends and local housing demand.
Property
Type, size, layout, specification, condition, floor level, aspect, parking, outdoor space and future marketability.
Market
Comparable sales, rental values, competing developments, supply and demand, local pricing, rental demand and market trends.
The investment structure
Purchase costs, mortgage finance, deposit requirements, service charges, management costs, taxation, maintenance, insurance, void periods and eventual resale costs. The last three are where optimistic appraisals usually come unstuck.

Long-term capital growth
Investors focused on appreciation tend to look for locations with strong fundamentals: connectivity, employment, regeneration and sustained housing demand. Capital growth is not guaranteed.
Rental income
