An informed opinion of value is where every commercial instruction should begin.
A commercial valuation is not a number in isolation. Value follows from the income the property produces, the strength and length of the lease, the quality of the covenant, the specification of the building, its location and the depth of demand from occupiers and investors in that particular market.
We look at all of it before we give you a figure, and we tell you what sits behind the figure so you can weigh it against your own plans.
What we will look at
- The property, its specification, condition and any capital expenditure it is likely to need
- The lease structure, the unexpired term, review provisions and break options
- The covenant strength of the occupier and the security of the income
- Comparable transactions, both letting and investment, in the local market
- Occupier demand, competing supply and how the asset is positioned against it
- Any development, refurbishment or change-of-use potential
- Planning considerations that could affect value or the range of likely buyers
What you receive
An opinion of value, the evidence and reasoning behind it, and a recommendation on strategy. Where the right course is to hold rather than transact, we will say so.
A market appraisal for sale or letting purposes is not the same as a formal valuation report prepared under the RICS Valuation Global Standards. Where a Red Book valuation is required, for example for lending, accounting, taxation or litigation purposes, we will tell you and can refer you to a suitably qualified RICS Registered Valuer.
